advice on decorating my rented house?

I have lived in my rented house for about a year and the agency i have done this through says the landlord is looking to rent to me long term and would be happy if i felt the same way. Up until recently I wasn’t sure whether I would like to or not but now I will, because the rent is very cheap (because the house is run down). But now I’d like to stay, I want to put some homely feel to it because the entire house is painted stark white. The landlord did say that I could paint neutrally so on my first room, i showed my colour scheme and said if he didnt like it i would return it to white (so i am not commited to returning it, ONLY if he doesnt like it) which he agreed. Cool.

At the year up contract renegotiate, he tried to increase the rent slightly due to essential maintenance works. I argued this because these were a broken lock on a double glazed window and the heating system! Which have all been patched not properly replaced.

My concern now is, if I go and decorate the rooms and therefore spruce up the house, I am adding value. Will the owner take a look at what I’ve done and ask for more rent? I am funding the decorating myself (when i went to rent it, i was fighting against someone else saying they would pay less rent but decorate themselves) but don’t want to be in a situation. I want to ask the agency, but not sure how, as they are working for the landlord mainly, right?? I am trying to decorate in a way that colour schemes are items that can be removed at the end, so I’m not investing too much in it, while i save for my own place that I can take the colour schemes to.

thanks – i meant more, what to do when the contract is next up for negotiation. I love living there and dont mind spending just dont want to get done over by him upping the rent. guess its out of my hands right?

Can i get my house deposit back?

In February this year we moved out of our flat. We received a letter from the deposit protection agency saying that our landlord wanted to retain £475.00 of our £500.00 deposit. They claimed this was for re-painting the whole house, carpet cleaning and oven cleaning. We completely disagreed with this. We had done a few touch ups around the house which we felt didn’t warrant a full repaint. We therefore disputed this with the DPS. In the end we agreed to pay half towards the work (which we still felt was too much) so only received back £262.50 in the end.

My cousin happened to move into the house next. Still to this day they have not repainted the house, had the carpets cleaned or had the oven cleaned. My cousin is now leaving the house and when they came round to do the inventory check, she asked them when they were going to do the work in the house that i paid for out of my deposit. The estate agency have said that the Landlord is refusing to get the work done because she didn’t agree with the outcome of our dispute and is refusing to pay half towards getting the work done.

My question is, shouldn’t i be entitled to my money back if she is not getting the work done? In theory she has taken money from me in order to get work done, isn’t this kind of stealing from me…like fraud or something?

Is it possible to get landlord insurance for the landlord himself?

If the landlord wants to stay at his letting house in between lets ie painting and decorating the house etc. Is this possible?

Painting a porch and making it not so slick?

I rent and my landlord painted the house. When he was going to paint the porch I suggested that he use oil instead of latex for the porch and that I’ve heard of people using sand in with the paint so it won’t be so slick.

He did this on the porch its self. However, he had to repaint the steps and didn’t do this. They’re slick as glass. Yesterday, I slipped and fell on them. If I’d been positioned a bit more to the side, it would have broken something.

I believe when he repainted the steps, he forgot to add sand or didn’t keep it stirred. Any suggestions to make it not so dangerous? I’ve thought about having rubber treads put in but not sure how that’d work outdoors in the weather.
Before he painted the porch, I suggested the sand. He bought sand that’s made for this purpose. However, he had to repaint the steps and either he didn’t keep it stirred up or didn’t add enough. I’ve tested the porch with three different pairs of shoes and the steps are nearly slick as glass. Dangerous, dangerous, dangerous.

He’s going to redo the steps with more sand, he said.

Plz help question about painting?

How long on average would it take to paint a 2 bed apt, 1 wall in kitchen big enuf sitting room 2 bedrooms med size mostly wardrobes so not much wall to paint, a hall and a tiny bathroom 1 wall max ??? i have painters due which i did not arrange landlord did and wonder if it would be a week job or a few days, what do u think …..???? he said they will be there from 8-5 pm.

my house is rented and yesterday the kitchen caught fire ,insurance help?

i had a kitchen fire, a pan with oil tipped and the cooker and consequently the kitchen caught fire.i have contents insurance ,that will cover my damaged contents (i’m not even bothering has it was a coffee machine and toaster and the excess is £25tenants my landlord has tenants insurance.
it was an accident but the refit ed will have to be refitted (cubords and cooker )and an electrician, clener and painters will have to sort the damage.
do i have to pay landlords insurance excess?

Should I paint my house/car/laptop/bedroom/dog orange to match my TC badge?

Well my parent house, I don’t think my landlord would be too happy if I painted his house orange!

Someone keeps breaking into my house and painting my toes in the night. Help?

I live in a rented house near a traffic island and the skylight doesn’t shut. I’ve been telling the landlord to fix it for the last three weeks but still nothing’s been done. Every morning since last Friday I’ve woken up to find the skylight wide open and my toes painted in different coloured nail varnish. I don’t know what is going on. Help.
Friday: Blue
Saturday: Greeny/Blue
Sunday: Red
Monday: Pink
I have no nail varnish of my own!
